Areas for industry, research and development & services
On a planning area of about 290 hectares, the City of Datteln area at Recklinghausen District is to see one of four major nationwide industrial projects for space-intensive uses. The newPark offers a flexible framework of different space sizes and uses for national and international companies from innovative future fields such as GreenTech and Industry 4.0./Deep Tech.
The 156-hectare marketing area is divided into three subsections with areas of 10 hectares or more for industries requiring larger surface, areas from 3 hectares for productive industry and commercial enterprises as subsuppliers and smaller areas < 3 hectares for research, development and services.
The remainder of the planning area is mostly public green and free spaces. The newPark will blend harmoniously with the existing natural environment, and the landscape will be connected by green corridors within the area to create an attractive parkland setting.
Two-stage plan for development
An essential precondition for the development of the entire site is the planned B474n, a new north-south axis that will connect the south-eastern Münsterl and region with the Ruhr. Construction work on the first section, the Datteln bypass, began in October 2019. Since the completion of the northern section already allows partial development of the newPark, the entire planning area has been divided into two construction phases.
In the first construction phase, a marketing area of around 60 hectares is available, on which up to 3,000 jobs can be created. A precondition for the realisation of the second construction phase with an area of 96 hectares is the construction of the Waltrop section of the B 474n.
Planning and estimates for the newPark available
The regional development plan for the newPark has been adopted and the resolution on the development plan for the first phase is in preparation. All essential planning services for the development of the newPark, such as development and compensation measures, have also been completed, so that implementation of the first development stage and marketing can begin quickly after the resolution is passed.
In order to be able to react flexibly to the specific requirements of investors, a development plan has been drawn up for the newPark: This merely provides a rough context for an urban development order and thus offers investors a great deal of leeway in implementing their wishes.
